Summary of Applicant’s Request:

The petitioner is requesting to rezone from Rezoning from AG(Agricultural), PDP(GHC)/ Planned Development Project (General Highway Commercial), PDP(HC)/Planned Development Project (Highway Commercial) and C-2 (Highway Commercial) to CPDP/ Combined Planned Development Project to include PDP(SF)/Planned Development Project (Single Family), PDP(MF)/Planned Development Project (Multifamily), PDP(GC)/Planned Development Project (General Commercial) and PDP(HC)/Planned Development Project (Highway Commercial) with deviations.

 

Hearing History:

On February 9, 2026, the Planning and Zoning Commission voted 5-0 to approve the petitioners request to postpone their application.

 

On March 9, 2026, the Planning and Zoning Commission voted 5-0 to recommend the Board of County Commissioners adopt a resolution approving the petitioner’s request to rezone from AG(Agricultural), PDP(GHC)/Planned Development Project (General Highway Commercial), PDP(HC)/Planned Development Project (Highway Commercial) and C-2 (Highway Commercial) to CPDP/Combined Planned Development Project to include PDP(SF)/Planned Development Project (Single Family), PDP(MF)/Planned Development Project (Multifamily), PDP(GC)/Planned Development Project (General Commercial) and PDP(HC)/Planned Development Project (Highway Commercial)  with deviations and modified performance conditions.

 

On April 7, 2026, the Board of County Commissioners voted 4-0 to postpone the petitioners request  to establish a  Master Plan on property zoned AG(Agricultural), PDP(GHC)/Planned Development Project (General Highway Commercial), PDP(HC)/ Planned Development Project (Highway Commercial) and C-2 (Highway Commercial) to CPDP/Combined Planned Development Project to include PDP(SF)/Planned Development Project (Single Family), PDP(MF)/Planned Development Project (Multifamily), PDP(GC)/Planned Development Project (General Commercial) and PDP(HC)/Planned Development Project (Highway Commercial)  with deviations.

 

FINANCIAL IMPACT

A matter of policy.  There is no financial impact.

 

LEGAL NOTE

The Board has the authority to make the requested rezoning decision pursuant to Chapters 125 and 163 Florida Statutes.  The Applicable Criteria for a Zoning District Amendment are contained in Appendix A (Zoning Code), Article VI.  The Applicable Criteria for a PDP are found in Appendix A (Zoning Code), Article VIII.  The Zoning District Amendment must be consistent with the Comprehensive Plan.

It is recommended that the Board adopt a Resolution approving the petitioner’s request to rezone from AG(Agricultural), PDP(GHC)/Planned Development Project (General Highway Commercial), PDP(HC)/Planned Development Project (Highway Commercial) and C-2 (Highway Commercial) to CPDP/Combined Planned Development Project to include PDP(SF)/Planned Development Project (Single Family), PDP(MF)/Planned Development Project (Multifamily), PDP(GC)/Planned Development Project (General Commercial) and PDP(HC)/Planned Development Project (Highway Commercial) with deviations and performance conditions.
