BRIEF OVERVIEW

Appendix A - Zoning, Article IV. - Zoning District Regulations, Section 2. - Residential districts, C.R-1C Residential District, (4) Dimension and area regulations, (j) Accessory buildings and structures, VI. Except as provided in subparagraph vii. hereof, no more than one detached building shall be allowed on a parcel, vii.  One detached garage, in addition to the detached building provided for in item vi. above.

Except as provided in subparagraph vii. hereof, no more than one detached building shall be allowed on a parcel, vii. One detached garage, in addition to the detached building provided for in item vi. 

 

2.                     Based on the Review Criteria under Section 3 Appeals and Variances. The petitioner has not provided a clear hardship listed with the review criteria.

The Board is authorized to consider the variance request pursuant to Hernando County Code of Ordinances, Appendix A, Article V, Section 3, and Chapters 125 and 163 of the Florida Statutes.

RECOMMENDATION

It is recommended that the Board review the variance and make the following findings and approve and authorize the Chairman’s signature on the attached associated denial resolution:

                     Find the request is not consistent with the review criteria of Section 3 Appeals and Variances

o                     The petitioner has not provided a clear hardship listed with the review criteria. 

 

                     Find that the request is not consistent with Appendix A - Zoning, Article IV - Zoning District Regulations, Section 2. - Residential Districts, (4) Dimension and Area Regulations) Accessory buildings and structures.

o                     Except as provided in subparagraph vii. hereof, no more than one detached building shall be allowed on a parcel,

o                     vii. One detached garage, in addition to the detached building provided for in item vi. [of the same section].
