BRIEF OVERVIEW
MT Driftwood LLC is the property owner of a parcel located in Bayport and is described as Parcel R30 422 17 0000 0030 0013 (Key 1425354) and a Parcel Easement Area, as defined and more particularly described as the north ten feet (10’) of the north sixty feet (60’) of the parcel and described in Exhibit A attached to the proposed Easement Agreement.
MT Driftwood LLC approached the County seeking a Quit Claim Deed from Hernando County that all of the platted roads that currently lie within Key 1425354 on Driftwood Drive no longer exist except on old plats that have long since been vacated and/or abandoned.
The Engineering Department reviewed the request and was in favor of providing a Statutory Quit Claim Deed with the stipulation that MT Driftwood LLC grants the County a Perpetual Easement Agreement over the parcel for ingress, egress, utilities, and drainage. This is a customary practice to ensure continuity and record accuracy. (Please see previous example agenda item LS 17171, August 11, 2020 BOCC meeting.)
It is recommended the Board approve and accept the Perpetual Easement Agreement and Statutory Quit Claim Deed by and between the County and property owner of Parcel R30 422 17 0000 0030 0013 (Key 1425354) and authorize the Chairman’s signature on both documents. Upon approval and acceptance, both documents will be recorded in the public record and the nominal fees of $79.50 will be paid by the property owner.

Funds for recording fees will be provided by the property owner via Property Management staff.

It is recommended that the Board approve and authorize the Chairman’s signature on the attached Easement Agreement and Statutory Quit Claim Deed by and between Hernando County and MT Driftwood LLC.
