Summary of Applicant’s Request:
On December 7, 1999, the Board of County Commissioners approved a rezoning on the subject site from AG (Agricultural) to PDP(IND)/Planned Development Project (Industrial) with PDP(GC)/Planned Development Project (General Commercial) uses. On December 13, 2021, the Board of County Commissioners approved the Master Plan that was established. Since the initial approval, no vertical construction has occurred on the site.
The petitioner’s current request is to reestablish the Master Plan on the subject site with deviations of 85’ in height from 60’ to develop up to a 1,100,000 square foot distribution center (previously approved for 600,000 square feet) with associated vehicle circulation, employee parking, truck parking and loading bays. The site is located immediately south of the Wal-Mart Distribution Center.
Public Hearing History:
On September 14, 2026, Planning and Zoning Commission voted 4-0 to recommend the Board of County Commissioners adopt a resolution approving the petitioner’s request for Reestablish a Master Plan on property zoned PDP(IND)/Planned Development Project (Industrial) with unmodified performance conditions.

LEGAL NOTE
The Board of County Commissioners has the authority to make the requested rezoning / Master Plan Revision decision pursuant to Chapters 125 and 163 Florida Statutes. The Applicable Criteria for a PDP are found in Appendix A (Zoning Code), Article VIII. The Zoning District Amendment / Master Plan Revision must be consistent with the Comprehensive Plan.
