BRIEF OVERVIEW

Attached is a memorandum from Development Services Planning Director Omar De Pablo regarding Conditional Use Permit actions taken by the Planning and Zoning Commission (P&Z) on November 10, 2025.  On that date, the P&Z voted to approve the following:

 

o                     A conditional use permit for a second residence, as petitioned by Roberto and Andrea Heinz (File No. CU2507).

 

o                     A conditional use permit for a second residence, as petitioned by Francis McLaughlin (File No. CU2508).

 

o                     A conditional use permit for a reconstituted limestone business, as petitioned by BWR FL, LLC (File No. CU2509).

 

According to Appendix A - Zoning, Article V, Section 4F of the Hernando County Code of Ordinances, the Board, by a majority vote, may decide to review any conditional use permit decisions rendered by the P&Z.  If at least a majority (3 members) of the governing body do not vote to review the P&Z decision within thirty (30) days, the P&Z decision shall be deemed final and subject only to review by the circuit court.

 

If the Board votes to review the P&Z’s decision, the Board may either affirm, modify or reverse the decision of the P&Z.
