BRIEF OVERVIEW

Request:

Reestablish and Revise the Master Plan on a Property Zoned PDP(GC)/Planned Development Project (General Commercial) with Specific C-2 Uses for Mini-Warehouses and Outdoor Storage, with deviations.

 

General Location:

North side of County Line Road, approximately 340' east of Seven Hills Drive.

 

P&Z Action:

On August 12, 2024, the Planning and Zoning Commission voted 5-0 to recommend the Board of County Commissioners approve a resolution reestablishing the master plan for the property with deviations.

 

Hearing Detail:

The following members were present at the July 8, 2024, Planning and Zoning Commission meeting: Chairman, Nicholas Holmes; Vice Chairman W. Steve Hickey; Kathryn Birren, Jonathan McDonald, and Donald Whiting.

 

FINANCIAL IMPACT

A matter of policy.  No financial impact.

 

LEGAL NOTE

The Board has the authority to make the requested rezoning/master plan revision decision pursuant to Chapters 125 and 163 Florida Statutes. The applicable criteria for a PDP are found in Appendix A (Zoning Code), Article VIII.  The zoning district amendment/master plan revision must be consistent with the Comprehensive Plan.

RECOMMENDATION

It is recommended the Board adopt and authorize the Chairperson’s signature on the attached resolution approving the petitioner’s request to reestablish and revise the master plan for a property zoned PDP(GC)/Planned Development Project (General Commercial) with specific C-2 uses for mini-warehouses and outdoor storage with deviations.
