BRIEF OVERVIEW

Request:

Master Plan Revision and Rezoning of a portion of Parcel Key 00893475 from C-1(General Commercial) to PDP/SF (Planned Development Project/Single Family) with deviations.

 

General Location:

South side of Cortez Boulevard, approximately 885ˈ west of Frisco Road

 

P&Z Action:

On November 4, 2024, the Planning and Zoning Commission voted 4-1 to recommend the Board of County Commissioners adopt a resolution approving the petitioner’s request for rezoning from C-1 (General Commercial) to PDP/SF (Planned Development Project/Single Family) with deviations and modified performance conditions.

 

FINANCIAL IMPACT

A matter of policy.  No financial impact.

 

LEGAL NOTE

The Board has the authority to make the requested rezoning / Master Plan Revision decision pursuant to Chapters 125 and 163 Florida Statutes. The Applicable Criteria for a PDP are found in Appendix A (Zoning Code), Article VIII.  The Zoning District Amendment/Master Plan Revision must be consistent with the Comprehensive Plan.

 

The notice requirements of Appx. A, Art. VI, Sec. 7 of the Hernando County Code have been complied with.

It is recommended the Board adopt and authorize the Chairman’s signature on the attached resolution approving the petitioner’s request for rezoning from C-1 (General Commercial) to PDP/SF (Planned Development Project/Single Family) with deviations and performance conditions.
