Summary of Applicant's Request:
The subject site is currently zoned AG/Agricultural and is surrounded by Sandal Key Community (aka Lake Hideaway). The petitioner is requesting a rezoning from AG (Agricultural) to PDP(MF)/Planned Development Project (Multifamily) with deviations in order to develop a 110-unit townhome community.

Hearing History:
On March 9, 2026, the Planning and Zoning Commission voted 3-2 to recommend the Board of County Commissioners adopt a resolution approving the petitioner's request for a rezoning from AG (Agricultural) to PDP(MF)/Planned Development Project (Multifamily) with deviations and performance conditions.

On May 5, 2026, the Board of County Commissioners Voted 5-0 to postpone to a future hearing date, the petitioners request for a rezoning from AG/(Agricultural) to PDP(MF)/Planned Development Project (Multifamily) with deviations and performance conditions, to allow the petitioner to address access to Eagle Shore Drive, with all readvertising costs paid by the applicant.

Subsequent to the May 5, 2026, Board of County Commissioners hearing, the applicant's representative, per Board direction, prepared an alternate Master Plan and presented this option to the Lake Hideaway Development Team for potential access through their privately held Buffer/Open space tract on June 8, 2026. After a follow up on June 17, 2026, Metro denied the request.
