Acceptance of Deed of Dedication From Hawk Sunrise, LLC, for Right of Way Expansion Project on Kettering Road

BRIEF OVERVIEW
As part of the Board's approval of the development agreement with MAK Family Partnership, Ltd. /TBF Partners, Ltd./TBF Partners II, LLC., et al. for a Combined-Planned Development Project, the developer and their respective successors have been required to dedicate a portion of Parcel Key No. 1843535 for additional road right-of-way.
The dedication to Hernando County of approximately thirty-five (35) feet of the eastern boundary of Parcel Key No. 1843535 is intended for the purpose of expanding the western section of Kettering Road. The western width of the road, measured from the center of the road, will increase to eighty (80) feet along the entire eastern boundary of Parcel Key No. 1843535.
The attached Deed of Dedication from developer Hawk Sunrise, LLC, successor by deed of MAK Family Partnership, Ltd. /TBF Partners, Ltd./TBF Partners II, LLC, et al., satisfies this requirement. It includes the right to construct, maintain, and operate, either above or below the surface of the ground, electric, light and power, water, sewer, and drainage lines and other public utilities as well as sidewalks, roadways, and other transportation usage.
Staff recommends that the Board accept the Deed of Dedication from Hawk Sunrise, LLC to expand public road right-of-way, and authorize staff to record the Deed of Dedication.
