BRIEF OVERVIEW

Hernando County Water and Sewer District owns three properties in River Heights Estates that are adjacent to the Withlacoochee River (Parcel Keys 732620, 732755, 732924) and has no need to utilize them for providing water and sewer services. These properties were acquired in 2017, and during a BOCC meeting on February 11, 2020, in an attempt to sell one of the properties, was directed to work with the Ridge Manor Property Owners Association on establishing a Municipal Services Benefit Unit (MSBU) to purchase these properties.

 

Since that time, the Hernando County Utilities Department (HCUD) has been working with the Ridge Manor Property Association on establishing an MSBU, and the association has been unable to provide the necessary documentation and requirements to establish the MSBU. Recently, working with the County Attorney’s Office, HCUD provided a 120-day deadline to complete the process by September 19, 2023, and HCUD was notified that the Ridge Manor Property Association would not be pursuing the MSBU, but would attempt to purchase the properties if they were listed for sale.

 

HCUD is requesting that the Board declare these lots as surplus real property and authorize listing them for sale with the County’s Realtor, Robert Buckner.

 

FINANCIAL IMPACT

No financial impact currently.

It is recommended the Board declare the three lots on Cyril Drive in River Heights Estates surplus real property and authorize proceeding with their disposal.
