Proposed American Aviation, Inc., Expansion Project at Brooksville-Tampa Bay Regional Airport

BRIEF OVERVIEW
American Aviation, Inc., the Fixed Base Operator at Brooksville - Tampa Bay Regional Airport (BKV) is planning a three phased expansion that includes approximately 6 acres of leased land and 3 aviation hangars. The planned phases are as follows:
Phase I - ~1.4 acres and an 11,979sf hangar (2025)
Phase II - ~2.0 acres and an 11,979sf hangar (2026)
Phase III - ~2.6 acres and an 11,979sf hangar (2027)
American Aviation, Inc., currently employs 45 and will create a minimum of 10 new jobs with Average Annual Wages (AAW) of at least $55,000 and, capital investment will exceed $3.6M.
To plan for and accomplish this investment and continued growth, American Aviation, Inc., is requesting, in 2026, to lease the land where the hangar rented by the Experimental Aircraft Association (EAA) is currently located. The EAA lease of the hangar will expire, without renewal options, in June of 2026. Based upon the most recent appraisal conducted in 2022, the facility is past its economic life (50+years old), valued at $30,000, and would require a significant financial investment to bring it up to current code and standards for the 2025 aviation leasing market. Because of this, and prior to the plans by American Aviation, Staff did not intend to negotiate a new lease with EAA and planned to recommend the demolition of the facility to make the land available for new development for its highest and best use. As part of their project, American Aviation will demolish the facility, at their expense.
