BRIEF OVERVIEW

Request:

Master Plan revision with a rezoning from PDP (HC)/Planned Development Project (Highway Commercial) to PDP(HC)/Planned Development Project (Highway Commercial) with a specific C-4 use and deviations.

 

General Location:

East side of Spring Time Street, approximately 658' north of County Line Road

 

P&Z Action:

On August 12, 2024, at their regular meeting the Planning and Zoning Commission voted 5 to 0 to recommend approval of a resolution to approve a Master Plan revision with a rezoning from PDP (HC)/Planned Development Project (Highway Commercial) to PDP(HC)/Planned Development Project (Highway Commercial) with a specific C-4 uses and deviations and performance conditions detailed in Appendix B of this Staff Report.

 

Hearing Detail:

The following members were present at the August 12, 2024, Planning and Zoning Commission meeting: Chairman Nicholas Holmes; Acting Vice Chairman Mike Fulford; Kathryn Birren, Jonathan McDonald and Donald Whiting.

 

FINANCIAL IMPACT

A matter of policy.  No financial impact.

 

LEGAL NOTE

The Board has the authority to make the requested rezoning / Master Plan Revision decision pursuant to Chapters 125 and 163 Florida Statutes. The Applicable Criteria for a PDP are found in Appendix A (Zoning Code), Article VIII.  The Zoning District Amendment / Master Plan Revision must be consistent with the Comprehensive Plan.

RECOMMENDATION

It is recommended that the Board adopt and approve the Chairperson’s signature on the attached resolution approving the petitioner’s request for a Master Plan revision with a rezoning from PDP (HC)/Planned Development Project (Highway Commercial) to PDP(HC)/Planned Development Project (Highway Commercial) with a specific C-4 use and deviations with performance conditions.
