BRIEF OVERVIEW
Pine Bluff is a 140-lot residential subdivision. The plat has been prepared and is ready for Board approval and signature. All improvements have been completed and the subdivision will be entering into the maintenance phase upon BOCC approval. The developer is posting a maintenance security in the amount of $671,653.08. The streets will be public, and the water and sewer infrastructure will be dedicated to the County.

There are no budgetary impacts associated with the recommended action.

The Board has the authority to take the recommended action pursuant to Chapter 26, Hernando County Code of Ordinances, and § 125.01, F.S.

RECOMMENDATION
It is recommended that the Board approve the final plat for Pine Bluff, accept maintenance security in the amount of $671,653.08, accept the plat dedications and authorize and approve the Chairman’s signature thereupon.
