Rezoning Request:
Rezoning from AR-2 (Agricultural/Residential-2) to PDP(SF)/ Planned Development Project (Single Family) with deviations

General Location:
Southwest corner of Pot O’ Gold Lane and Suncoast Boulevard

Parcel Key Number:
189986 and the northern 635 feet of 189968

Summary of Applicant’s Request:
The petitioner is requesting to rezone property zoned AR-2 (Agricultural Residential-2) to PDP(SF)/Planned Development Project (Single Family) to place 40 single family lots. The lots will be intended for homebuyers that qualify by earning between 50% and 120% of the Area Median Income of the Tampa/St. Peterburg Metropolitan Statistical Area (MSA). The qualified buyers will not pay more than 30% of their monthly gross income for their mortgage payments, taxes and insurance.

Deviations Requested

The petitioner has requested the following deviations:

Minimum Lot Size: 5,500 square feet (deviation from 6,000 square feet)
Minimum Lot Width: 50 feet (deviation from 60 feet)
Minimum Side Setback: 5 feet (deviation from 10 feet)
Minimum Rear Setback; 15 feet (deviation from 20 feet)

Due to Board policy staff will not support the reduction in the side setbacks.

LEGAL NOTE
The Planning and Zoning Commission has jurisdiction to make a recommendation on the subject application. The Applicable Criteria for a Zoning District Amendment are contained in Appendix A, (Zoning Code) Article VI. The Applicable Criteria for Planned Development Projects are contained in Appendix A, (Zoning Code) Article VIII. The Zoning District Amendment to the Planned Development District and applicable PDP master plan must be consistent with the Comprehensive Plan.
