BRIEF OVERVIEW
Hillpointe, LLC, Land Merchant, LLC, Frank and Margaret McDowell, and Nicholas Anthony Olivia, Trustee of the Nicholas Anthony Olivia, Sr., Revocable Living Trust submitted an application for a Conditional Plat for Pointe Grande at Spring Hill (Application No. 1498703) for 200 multifamily units to be constructed on Parcel Key Nos. 196442, 565819, 565855, and 1377496, an area generally located at the northwest corner of Anderson Snow Road and Amero Lane. The conditional plat was reviewed by various County agencies and found to be consistent with County standards.

During the School Board of Hernando County, Florida's review of the School Concurrency application, it was found that, based on the adopted Level of Service Standards, adequate school capacity for 12 high school students projected to be generated by the development is not available within the school Concurrency Service Area(s) in which the Proposed Development is located nor within any contiguous school Concurrency Service Area(s). Additionally, adequate school capacity was found not to be in place or under actual construction within three (3) years after the Local Government's approval of the Proposed Development.

Hernando County, the School Board, Hillpointe, LLC, Land Merchant, LLC, Frank and Margaret McDowell, and Nicholas Anthony Olivia, Trustee of the Nicholas Anthony Olivia, Sr., Revocable Living Trust must enter into the attached School Concurrency Proportionate Share Agreement to provide mitigation options to satisfy the deficit in available school capacity and allow the Certificate of Concurrency to be issued for the subject development. ...
