Summary of Applicant’s Request:
The applicant is requesting a rezoning from AG (Agricultural) and C-2(Highway Commercial) to PDP/HC Planned Development Project (Highway Commercial) with deviations in order to establish a master plan for a convenience store with gas.

The applicant intends to develop the property as a convenience store with fuel sales, including:
No more than 12 fueling stations.
At least 4 dedicated diesel fueling lanes.
Other uses permitted within the C-2 zoning district.

Access and Parking
Access is proposed from both Cortez Blvd (SR 50) and Jasmine Drive. A reverse frontage road is proposed along the northern property boundary, with access design to be coordinated with the County Engineer and FDOT. Cross-access is also proposed to the southeast.

Stormwater will be retained on-site and permitted through the Southwest Florida Water Management District (SWFWMD).
