Summary of Applicant's Request:
The applicant requests a rezoning of the subject property, consisting of approximately 226.9 acres, from AG (Agricultural) to PDP(SF) Planned Development Project (Single Family) to allow for the development of a subdivision containing up to 907 single-family residential lots located in the I-75/SR 50 Planned Development District.

Hearing History:
On February 9, 2026, the Planning and Zoning Commission voted 5-0 to approve the petitioners request to postpone their application.

On March 9, 2026, the Planning and Zoning Commission voted 5-0 to recommend the Board of County Commissioners adopt a resolution approving the petitioner's request for a rezoning from AG (Agricultural) to PDP(SF)/Planned Development Project (Single-Family) with deviations and modified performance conditions.

Note: Subsequent to the Planning and Zoning Commission action, staff notified the applicant that the rezoning petition will need to be postponed due to the Development Agreement not yet being finalized. The rezoning petition will be heard at a future hearing date.

A matter of policy. There is no financial impact.

LEGAL NOTE
The Board has the authority to make the requested rezoning decision pursuant to Chapters 125 and 163 Florida Statutes. The Applicable Criteria for a Zoning District Amendment are contained in Appendix A (Zoning Code), Article VI. The Applicable Criteria for a PDP are found in Appendix A (Zoning Code), Article VIII. The Zoning District Amendment must be consistent with the Comprehensive Plan.
