BRIEF OVERVIEW
Mineral Rights were reserved by Hernando County pursuant to a Statutory Deed to for Key #417301 to Panther I, LLC, a Florida Limited Liability Company. This deed was recorded on May 18, 2021, in Official Record Book 3999, Page 235 of Hernando County, Florida. In accordance with Section 270, Florida Statutes, Hernando County retained mineral rights on all surplus property sales, including this sale to Panther I, LLC.

This property was subsequently transferred from Panther I, LLC to Revolv Investment Group, LLC, a Florida Limited Liability Company, by Special Warranty Deed. This transfer was recorded in Official Record Book 4516, Page 1971 of Hernando County, Florida on January 28, 2025.

As the current property owner, Revolv Investment Group, LLC has requested that Hernando County release the reservation of mineral rights concerning any phosphate, minerals, metals or petroleum. Since August 2022, at the direction of the Board of County Commissioners, Hernando County expressly releases all mineral rights for sales of surplus property, as permitted under Section 270.11, Florida Statutes.

The reservation of rights is defined as follows:

"An undivided three quarters (3/4) interest in and title in and to all phosphate, minerals and metals that are or may be in, on, or under said land and an undivided one-half (1/2) interest in all petroleum that is or may be, in, on, or under said land with the privilege to mine and develop same."

The property is further described as:

Tract "F", Spring Hill Unit 13, according to the plat thereof, as recorded in Plat Book 8, Page 84, of the Public Records of Hernando County, Florida.
