BRIEF OVERVIEW

Request:

Re-establishing a Master Plan on Property Zoned PDP (GHC)/Planned Development Project (General Highway Commercial) with deviations.

 

General Location:

South Side of Cortez Boulevard approximately 2,508’ east of Interstate 75

 

P&Z Action:

On September 9, 2024, the Planning and Zoning Commission voted 5-0 to recommend the Board of County Commissioners adopt a resolution approving the petitioner’s request for re-establishing of a Master Plan on property zoned PDP (GC)/Planned Development Project (General Commercial) with deviations and unmodified performance conditions.

 

FINANCIAL IMPACT

A matter of policy.  No financial impact.

 

LEGAL NOTE

The Board has the authority to make the requested Rezoning/Master Plan revision decision pursuant to Chapters 125 and 163 Florida Statutes. The Applicable Criteria for a PDP are found in Appendix A (Zoning Code), Article VIII.  The Zoning District Amendment/Master Plan revision must be consistent with the Comprehensive Plan.

It is recommended that the Board adopt and authorize the Chairperson’s signature on the attached resolution approving the petitioner’s request for the re-establishing of a Master Plan on property zoned PDF (GC)/Planned Development Project (General Commercial) with deviations and performance conditions.
