Acceptance of Warranty Deed From NNN Reit, LP, for Newly Constructed Frontage Road Right-of-Way Located on Commercial Way

BRIEF OVERVIEW
Pursuant to Section 24-2, Hernando County Code of Ordinances, Frontage Roads, properties located along certain roadways in the County are required to construct a frontage road, at no cost to the County upon demonstration of need and demand by the County. The frontage road must be designed to meet County specifications.
A recently developed Tidal Wave Auto Spa located at 3616 Commercial Way (US Hwy 19) was required to construct a frontage road as part of the development of the site. The ordinance allows a property owner to dedicate the roadway and right-of-way to the County for inclusion into our roadway maintenance system. The roadway has been inspected and determined consistent with our specifications. It is appropriate for the Board to accept the roadway and right-of-way into the County's roadway maintenance system.
The roadway maintenance will become the responsibility of Hernando County upon acceptance by the Board.
The legal description for this frontage road is as follows:
Commence at the Southeast corner of the Northeast 1/4 of Section 16, Township 23 South, Range 17 East, Hernando County, Florida; thence South 89? 55' 42" West, along the South line of the said Northeast 1/4 of Section 16, Township 23 South, Range 17 East, a distance of 68.00 feet to a point on the Westerly right-of-way of Arrowhead Avenue; thence run North 38? 49' 05" East along said Westerly right-of-way line of Arrowhead Avenue, a distance of 60.07 feet to the Point of Beginning; thence North 45? 06' 02" West, 150.00 feet; thence North 51? 11' 55" East 30.00 feet; thence South45? 06' 02" East 150.00 feet to a point on the Westerly right of way line of Arrowhead Avenue; thence South 38? 49' 05" West along said Westerly right-of-way line 30.00 feet to Point of Beginning.
