Summary of Applicant's Request:
The petitioner is requesting to reestablish the expired Master Plan for the subject property. The site is currently zoned PDP(HC), Planned Development Project (Highway Commercial), pursuant to Rezoning File No. H-07-33. The applicant is not requesting any deviations from the previously approved Master Plan. Although the property has been used for outside storage, the site has not been previously developed. The Master Plan has since expired; however, the prior approval included outside storage as an approved use.

Hearing History:
On January 12, 2026, the Planning and Zoning Commission voted 4-0 to recommend the Board of County Commissioners adopt a resolution approving the petitioner's request for a Master Plan Revision on property zoned PDP(HC) Planned Development Project (Highway Commercial) with a special exception use for outdoor storage with performance conditions.

FINANCIAL IMPACT
A matter of policy. There is no financial impact.

LEGAL NOTE
The Board has the authority to make the requested rezoning / Master Plan Revision decision pursuant to Chapters 125 and 163 Florida Statutes. The Applicable Criteria for a PDP are found in Appendix A (Zoning Code), Article VIII. The Zoning District Amendment / Master Plan Revision must be consistent with the Comprehensive Plan.
