BRIEF OVERVIEW
The Hernando County Sheriff's Office has identified a need for additional space to accommodate its growing operational demands. The current facility, located at 18900 Cortez Boulevard in Brooksville (Parcel Key 1176337) is operating at capacity, limiting the department's ability to efficiently serve the community. Three properties owned by Bulk Transport Company East, Inc., adjacent to the north of the Sheriff's Office, have been identified as an option for expansion. The purchase price is $2,000,000.

To proceed with this transaction, approval is also required for deviations from our standard Contract for Sale and Purchase.

These modifications provide additional clarity on key terms and address specific considerations related to the transaction

Deviations from the Standard Contract:

* Item 14: More concise language regarding the proration of taxes.
* Item 21: Additional language under Seller's disclosures.
* Item 25: Added language regarding Broker's fees.
* Item 26: Added language regarding Property Conditions, referencing Item 21.
* Item 27: Inclusion of information regarding the Foreign Investment in Real Property Tax Act (FIRPTA).
* Item 28: Disclosure clarifying that there are no third-party beneficiaries.
* Item 29: Clarification that a single waiver does not negate the entire contract or future enforcement of other terms.
* Item 30: Added language specifying when the risk of loss shifts.
* Item 31: Added language defining the survival period for claims post-closing.

The three parcels (Key Nos. 419194, 420958 and 892859) consist of 16.9 acres, more or less, and align with the County's commitment to public safety and future growth planning.
