BRIEF OVERVIEW
Lennar Homes, LLC (Developer) is developing Freedom Ridge, a residential subdivision of approximately 250 lots, on parcels south of the Sam's Club on Cortez Boulevard. Attached for the board's consideration is a water and sewer oversizing agreement to allow for the construction of the infrastructure and improvements to provide water and sewer service to the development. Per the agreement, the developer will be constructing the necessary infrastructure and capacity upgrades to service the development. HCUD is also asking for the developer to oversize the water and wastewater system to service the additional needs of the County.

For sewer connection, the developer will be constructing a new 6" wastewater force main from the development across SR50 and connect to HCUD's existing pump station. Since the development only requires a 4" force main, HCUD would reimburse the developer to oversize a portion of the force main to 6" for future septic to sewer connections. For the existing pump station, the developer will be upgrading the pumps and electrical system as well as provide a standby generator for backup (at the developer's expense). While under construction, the developer agrees to perform a full maintenance rehabilitation of the pump station, replacing worn piping, valves, and recoating the wet-well as well as installing odor control. HCUD would reimburse the developer for the maintenance rehab work and odor control installation.

For the water connection, the developer agrees to install approximately 1,200 feet of 16-inch water main to service the development. Since the development only requires an 8" connection, HCUD would reimburse the developer to oversize the water main to 16" to deliver more water to the...
