Summary of Applicant’s Request:

The petitioner is requesting a Master Plan revision to add C-2 uses for a fuel station on the subject parcel. The proposed development involves converting a portion of the existing retail parking lot into a full-service fuel station with a 1,618-square-foot convenience store and a fuel canopy featuring 6 pumps and 12 fueling positions.

LEGAL NOTE

The Planning and Zoning Commission has jurisdiction to make a recommendation on the subject application. The Applicable Criteria for Planned Development Projects are contained in Appendix A (Zoning Code), Article VIII.  The Planned Development Project master plan must be consistent with the Comprehensive Plan. The Applicable Criteria for Commercial Districts (C-2) are contained in Appendix A (Zoning Code), Article IV, Section 3, which authorizes convenience good stores and gasoline service stations with a limit of 12 vehicle fueling stations.

RECOMMENDATION

It is recommended that the Planning and Zoning Commission recommend the Board of County Commissioners adopt a resolution approving the petitioner’s request for a Master Plan revision on parcel zoned PDP(GC)/ Planned Development Project (General Highway Commercial) with C-2 Uses to include Fuel Station with performance conditions.
