BRIEF OVERVIEW

The Hernando County Water & Sewer District and Withlacoochee River Electric Cooperative have identified specific parcels suitable for exchange, aimed at supporting both existing and future utility infrastructure. This property exchange will enhance operational access and improve long-term service reliability. The exchange will enable each party to secure essential land for the installation, operation, and maintenance of their utility facilities.

 

In this collaborative effort, HCUD will convey its parcel (a portion of Key No. 1201844 at 5095 Kettering Road) to WREC through a Statutory Deed, while WREC will reciprocate by transferring its parcel (Key No. 1646080 off of Ponce De Leon Boulevard adjoining existing HCUD property) to HCUD via a Quitclaim Deed. Following a thorough review, staff have concluded that this proposed exchange is in the best interest of Hernando County, vital for sustaining effective utility operations and enhancing public service.

 

FINANCIAL IMPACT

No significant financial impact is anticipated other than recording costs associated with the conveyance.

 

LEGAL NOTE

The Board has authority to act on this matter pursuant to Section 125.37 Florida Statues.

RECOMMENDATION

Staff recommends the Board adopt the attached resolution approving the land exchange, authorize the Chair to execute the Statutory Deed, and accept WREC’s Quitclaim Deed, after which they will both be recorded.
