BRIEF OVERVIEW

Under Section 197.502(3), Florida Statutes, for those tax certificates not purchased by private individuals or entities, the tax certificates are issued to the County and held by the Tax Collector.  After two years, the County is required to apply for tax deeds on the certificates held on those properties with assessed values of $5,000 or more (per the Property Appraiser’s most recent assessment rolls).

 

In making application for a tax deed, the County is only required to deposit the application costs and fees with the Tax Collector but is not required to deposit any funds to cover the redemption of other outstanding certificates for the subject properties.  The County is not required to pay any back taxes on these applications.  The Tax Collector has advised that there is one property with an assessed value of $5,000 or greater this year.  The County must pay $425 for the property, which includes the required application fee and a title search.  

 

FINANCIAL IMPACT

Funds are available in Fund:  0011 - General Fund, Department:  01201 - County Attorney’s Office, Account:  5304950 - Fees/Costs-Legal Fees for the $450 fee.  Should the tax certificate be redeemed prior to the BOCC meeting, nothing will be due.

The Board is authorized to act on this matter pursuant to Chapters 125 and 197, Florida Statutes.

It is recommended that the Board approve this request and authorize the Chairperson’s signature on the application for tax deed.
